The price for the villa is based on the number of guests and the ages shared at the time of booking and payment. No additional guests are allowed to stay at the property without prior confirmation from the management.
If extra guests are found staying without approval, additional charges will apply, or the booking may be cancelled immediately. In such cases, guests will be required to vacate the property and no refund will be provided.
Please note that each villa has a maximum occupancy limit, which must be strictly adhered to.

Pests – Goa is known and loved for its lush greenery and surroundings. As a result, insects, geckos, ants, and other small creatures are a natural and important part of it.
You might come across them around the garden, pool, and at the premise.
While we do our best to maintain a clean and comfortable environment, it’s not possible to completely eliminate them.
If you have a strong fear of insects or bugs, please let us know in advance, so we can take extra care to make your stay more comfortable.
Internet Connectivity – Please note that internet connection is provided by a third party. We take utmost care to ensure that it’s working in good conditions throughout.
But at times due to various reasons such as the weather changes or government department works, there may be internet connectivity breakdowns. In such cases, we cannot guarantee internet access 24/7 during your stay as it is out of our control. For things that are under our control in terms of internet connection, we will make sure that they are taken care of.
If cancellation is done 30 days prior to arrival, guests are subject to a full refund. (except long weekends and peak dates).
If cancellation is done less than 30 days prior to arrival, a credit note is provided in the case of resale at the same rate and if the rate is less, then the difference is deducted from the credit note.

We had a great time at this wonderful villa. The owner is very helpful. When our dates of stay in India changed, he easily changed them to the already booked accommodation and refunded the money for the extra day. We were provided with everything that was in the description and even more. So there’s no reason why we wouldn’t go back there again. Thanks a lot to the host and his team!
We had a great stay in Myconos villa which we were offered as a free upgrade. They were very kind to us which is much appreciated. The location is fantastic and super convenient with direct access to the beach via the private pool.

Liked the stay. the staff is very supporting and prompt. Caretaker Mr. Romharsh, was always ready to be helpful. The cleaning staff were also very well mannered. Entire villa and the place is really nice and soothing and conducive to positive vibes.
The location of villa is really nice. All the fun beaches are on max 10 mins distance.Was a great experience, was our first at Goa together. Prannay made us feel welcome and his staff and service was excellent and prompt.
Quiet, quaint place with all necessities. Best it being pet friendly we could bring our pug along. Also by mistake I had put 5 people instead of 4 and was overcharged for the same which Prannay returned cash to us. Thanks
I have all but extreme admiration for Prannay and his team for their hospitality felt by us. We were able to check at the early morning hours and Prannay arranged transportation for us from the airport. The villa had breakfast, milk, juice ready when we walked in.
I strongly recommend Prannay’s villa for anyone who wants to have the comfort of their home with very warm, friendly host.

We had a fabulous time at Prannay’s villa in Candolim. He provided us with precise directions, and the place was very easy to find. Prannay’s advice on things to do while in Goa was really good. He also helped us to hire a car during our stay.

We have stayed at a lot of places in Goa – hotels, villas and service apartments. Quite spacious as one would want for relaxation and partying. Thank you to the caretaker(Lalu) for being very helpful and available most of the times. Almost everything was in place as expected apart from the wifi and a bit of repairs required in the hall. Pool is not private and not maintained. Overall excellent value for money and good privacy. Would visit again soon.
Four of us stayed in the villa for 2 nights. It definitely can’t accommodate more than 4 adults comfortably. Downstairs AC, water heaters for the showers, and Wi-Fi did not work consistently. Location is not walking distance from the beach. Overall, an average experience.
Prannay was incredible welcoming and helpful with everything. Him and his staff were always there if you needed anything at all. I had an amazing time staying with him, and would go back the next time I am in Goa.
Prannay is a great host, very helpful. The house very conveniently located. It’s clean and well stocked with everyday appliances.
A special thank you to our two man Fridays Madan and Saroj who were around 24/7 for our reasonable and sometimes unreasonable demands.

Our host, Prannay, was extremely friendly and helpful from day 1. He was a huge help with organizing transportation. The house was in great condition, and looked just like the pictures, if not better. The bathrooms were newly refurbished, and the AC worked well. The villa is located in a nice development, but it is a bit far from the main road and the beach. I recommend getting a car or a scooter if you’re not up for a bit a walk to get into town.
Overall, it was a great experience, and we would definitely recommend this listing.

This is great place. The host was available in person when we arrived and even before that over phone. Always gave very accurate and detailed information for all our queries.
The place was very clean, well maintained. All amenities were available as described. It is like a row house which is part of a bigger complex. It had a swimming pool and the surroundings are very well maintained. There is a fully functional restaurant in the complex which is very convenient in case you don’t want to go out for every meal.
The location is very convenient. There is huge departmental store within 1 km and loads of restaurants in 1 km perimeter. The baga beach is just 10 min drive with even more options to eat and do things.
Pranay also helped us plan our trip and suggest many unique restaurants which added spice to our experience. (Literally). Overall it was a great choice.

My family had a good time at Prannay’s Villa, a gated and secured place. Strategically located in North Goa with ease of access to most of the famous beaches, churches and restaurants. Prannay and his team helped us with organizing our local tours too, their suggestions came handy all the way. Hiring the bike was easy with Prannay’s reference. We had the flexibility to cook our own meals inhouse which saved us time and money, though we did visit some good Restaurants nearby. 24 hrs Hot 7 cold water, well equipped kitchen with gas connection, AC, TV with Tata sky, cabinets and good interiors were some of the facilities we appreciate. we are already planning for our next visit to Goa.

Originally we were going to be 6, but 2 others were added last minute and Prannay was very understanding and accommodating to give extra pillows, sheets and a soft mattress for a small fee. I would say that the place is ideally suited for 4 adults to sleep, would be a little tight with 6 and of course 8 (but that was our fault). It was well maintained and clean, though some of the soap dispensers did need to be refilled. Prannay provided us with towels and all other needed items. The place was convenient, probably a 10 min walk to Candolim beach though we rented scooters and motorcycles. Seemed to be a pretty safe area day and night and in the center of everything on the Candolim-Baga stretch. Madaan on Prannay’s staff was extremely helpful with anything we needed from scooter rentals to food to suggestions. Finally, Prannay knows the area very well- what to do and where to eat. Take him up on that. We waited too long to ask and ended up at a couple of disappointing tourist hot spots.
