Two bedrooms are located on the ground floor and two bedrooms are located on the first floor. All the four bedrooms have king size beds attached bathrooms and similar amenities like an extra foldable bed, AC, WiFi, wardrobe, workstation, and a seating area.
There are 4 attached bathrooms, 2 common bathrooms, 1 powder room, and 1 poolside washroom. Each bathroom is equipped with a geyser, towels, and basic toiletries for your convenience.

All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
All foreign nationals must be able to share their passport and visa details prior to their stay.
Security Deposit
A refundable deposit may be collected before check-in.
This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.

The full payment must be made for your booking to be confirmed.

- This is not a wheelchair-friendly property.
- The property is located in a secluded area.
- In case of a power outage, the 20 KVA generator can support all ACs, fans and lights for up to 8 hours. Alternatively, the 2 KVA inverter can provide backup for up to 4 hours.
- Mobile networks such as Airtel and Jio work perfectly well here.
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- Consumption of non-vegetarian food is allowed.
- Please be mindful and keep noise to a minimum after 10 PM.
- There are CCTV cameras that capture the common and external areas of the property for security purposes.
- Kindly be mindful of the property’s location and keep doors and windows closed during the monsoon season to prevent bugs and insects from entering.
- This is a standalone property.
- The caretaker resides on the premises of the property and will be available till 10 PM.
- Alcohol consumption is allowed in designated areas. Please do not carry food/drinks in and around the pool.
- Smoking is allowed in the exterior areas of the villa only.
- We urge you to wear swimming attire in the pool and kindly shower before entering.
- Children should be supervised while they are in or around the pool.
- Please note that one of the rooms on the ground floor has a separate entrance from the lawn.
- Guests are earnestly requested to treat the home with care.
- If you wish to cancel 14 days before the arrival date, we will refund 80%* of the booking value in the original payment mode or 100% in the form of a future credit note.
- Cancellations that are made between 7-14 days prior to the arrival date will receive a 50% refund of the total booking value or 60% in the form of a future credit note.
- For any cancellations requested within 7 days of the check-in date, the booking will be non-refundable.
- If the booking has been partially paid for, the cancellation will be considered non-refundable.

Cancellation fee worth 20% of the booking value shall be levied for all refunds. This is primarily applicable to cover platform charges, convenience fee and processing charges.

“Property (Villa Kiss Moira Goa) is maintained really well by staff with a functioning kitchen, garden with a variety of flora and fauna, and lovely interiors. Common areas are really good for a group of 10-12 folks. Pictures don’t do the right justice to expanse of this property. Staff were very helpful and courteous. Went beyond for barbeque and support through our 2 day stay. Try the poi and omlette for breakfast :). All together great experience. Thank you. “
