A refundable deposit may be collected before check-in.
This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to.
Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.

- There is a CCTV cameras installed near the entrance of the villa and primary entrance of the property for security purposes.
- In case of a power outage, the generator can support the lights, fans and 2 ACs for up to 18 hours.
- The caretaker stays on the premises of the same property.
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability.
- Smoking is allowed only outdoors. Smoking indoors is not permitted.
- Children should be supervised while they are in or around the pool.
- We urge you to wear swimming attire in the pool and kindly shower before entering.
- No breakable glasses, crockery or cutlery is allowed near the pool.
- Guests are earnestly requested to treat the home with care.
- All-male groups are not allowed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- Any illegal activity – including but not limited to prostitution and use of narcotics – is strictly not permitted.
- Any commercial activity is strictly not permitted.
- If you wish to cancel 14 days before the arrival date, we will refund 80%* of the booking value in the original payment mode or 100% in the form of a future credit note.
- Cancellations that are made between 7-14 days prior to the arrival date will receive a 50% refund of the total booking value or 60% in the form of a future credit note.
- For any cancellations requested within 7 days of the check-in date, the booking will be non-refundable.
- If the booking has been partially paid for, the cancellation will be considered non-refundable.

Cancellation fee worth 20% of the booking value shall be levied for all refunds. This is primarily applicable to cover platform charges, convenience fee and processing charges.

One of most memorable stays in Goa. it is on the Morjim Beach Road and just 5 mins walk from the beach. caretaker is great help and always ready on just a call. Whatever you need just call him, he will make it done in 5 mins.

We were a group of 3 families which included 4 kids and an infant. The villa was a perfect private setup that we had in mind for our little holiday. The villa, mostly built with wood, was stunning especially in the evenings when the light turns on. And the pool was a perfect size, that all of us could get in, and chill, completely private and clean. The caretaker, was very friendly and helpful. The green lawn right in front was a treat to our eyes as we had a very relaxing stay. The Morjim beach is a 5min walk away, one of the cleanest beach I have been. Amazing restaurants at walkable distance made this stay even better for us. We could also Swiggy in some food especially for the kids. All in all, a highly recommended place for small families or groups who are looking for a cozy comfort close to a beach. The team did a great job of coordinating and arranging the stay with ease for us. Thank you, team

Styed at Arambol & morjim between 12-19th march 2025. The stay was amazing and relaxing, properties are very good specially. We had taken breakfast and bbq services provided by and Chefs served us amazing food during our stay. Our kids enjoyed food prepared by them. A must visit place and chef services.
