- Pool Timing 8 AM to 10 PM – No Exceptions. – The pool will be closed form 10 PM to 8 AM for Filtration.
- Guests are requested not to leave any CASH or VALUABLE including Electronic gadgets, in the room. Strictly no claims shall be entertained in this regard. The electronic safe is provided in each room for your convenience only, without any safety guarantees.
- An item such as weapons AND any objects that may cause bodily injury is strictly not allowed in the Room/ Hotel Premises.
- Management will not be responsible for any THEFT or LOSS in the room.
- Please share the exact guest count to avoid embarrassment and confusion. Unaccounted / Surprise guests are not welcome at our property, please refrain from doing so.
- Cooking by Guests is strictly not allowed. There is a paid cook-on-call service available if guests prefer to have their meals at the property.
- Laundry service will strictly be from 8.00 am to 10.00 am, chargeable as per the item.
- Other Service/s, if any, at the rooms will be available only until 10.00 pm.
- Rent a car/ bike facility is available at the Reception, without any risk/ liability to the Management.
- All miscellaneous payments must be made in Cash before Check Out. No Check payments are allowed. Strictly No Credit Facility allowed.
- Smoking is allowed in the outdoors and open areas only. STRICTLY NO SMOKING inside the villa.
- The right of admission Reserved is subject to the discretion of the Management.
- All reservations are subject to availability and Management’s sole discretion. Stags please excuse, we prefer couples or families.
- Management is not responsible for any Deeds, Acts, Adventure, Accidents, etc. of the guests during their stays.
- Requests for extra linen/towels should be made before 6.00 pm. Extra linen/towels will be charged extra.
- In case of any illegal activity noticed or reported, it shall lead to immediate action, by the law enforcement agency, without any liability to the Management, Further, it shall also entitle the Management to direct the Guest/s to clear all pending docs and Check-out, forthwith.

Amazing place to be in Goa as a group or family to create memories. The Villa is homely and has been decorated with great details. We were group of eight and had a great time. Even the smallest things are taken care for amenities. We got the best hospitality from the service staff. caretaker was always there for any call. The chef Aunty’s food was out of the world cooked with love.All of us wished we would have stayed 1 more day. We all highly recommend it.
Great villa to spend your vacation! We found this venue both comfortable and stylish! Many places to hangout on the premises and a lot to see and visit in the neighbourhood!

A gorgeous villa in Goa, we had a very comfortable stay in villa. Great communication, and recommendations were provided making the stay very easy. We also had a BBQ one evening which was lovely. Overall a very good stay and we would recommend if visiting north Goa!
The place is really comfortable and very well maintained. It is a most comfortable place for people travelling in a group. The petrol pump and grocery store is available at a walking distance. Some very good restaurants are at 10 minutes drive. The staff at the Villa are very helpful and courteous.
Very enjoyable stay. The swimming pool, activity room, library all added to the experience. The best of restaurants were 30 mins drive from the property. The staff was pleasant. Overall great property.

Had a wonderful stay. Not one in our party of nine had anything negative to say about the place. It looked just like in the pictures and probably a little better. Housekeeping was spot on and so was the whole premise’s upkeep. Kitchen staff were always smiling and helpful and available for most of the needs.

Super friendly, helpful and very accommodating. caretaker is a charmer and aunty is a star in the kitchen. You will also be greeted by the friendliest doggo ever known to man, and fall in love at first sight.

I don’t recall having to commute for more than 15 mins to any place we needed to get to in north Goa. Very well located close to all major beaches, restaurants and clubs, leaving you spoilt for choice.

A superb host by all means. He doesn’t live at the property but is constantly in touch to make sure you’re having a good stay. His list of record didn’t disappoint either.

I stayed at villa with my team for three days. And the one word that the ten of us agreed about this place is – PERFECT.
Right from initial messages with host to getting helpful directions and suggestions to being pampered with delicious breakfast by chef to enjoying the beautiful garden that is maintained so much with love by staff and to the ever helpful caretakers presence to the gorgeous aesthetics of the house to the super comfortable beds and furniture to the amazing space all around especially the pool, poolside and dining space…it was all PERFECT.
There are many places in the house that have been designed to provide a comfortable space for people in the group to interact with at ease.
There were two infants in the group and the parents had no trouble in getting food made for them.
This is a place that can be home to all age groups. It’s PERFECT for chilling out. And is bang for the buck!!
